Iwakura Real Estate, a company that investigates properties marked as "accident properties" with "notices" on the wall, receives a new request. This time, the request is about Room 201 in Urban Heights, where tenants have been moving out one after another due to strange noises being heard. Investigators Mayama Yuto and Shinonome An begin their investigation, but a strange phenomenon is looming over them as well. As they continue their investigation, they discover that the cause of the strange happenings in Room 201 is Room 301 on the floor above. However, when they step into the "unopened Room 301," a frightening truth is revealed...

A pair of Kansai-region underground mahjong hustlers begin storming Tokyo’s local mahjong parlors, scamming unsuspecting players with clever cheating techniques. One of their victims, Yasunaga Ban (played by pro-wrestler Takada Nobuhiko), is the owner of a mahjong parlor. Seeking revenge, he challenges them to a high-stakes match—but loses. As he's about to give up, a mysterious and feared man known only as “The Outsider” (Mukoubuchi), KAI (played by Yoshihiko Hakamada), enters the scene. Kai immediately sees through the Kansai duo's tricks and defeats them without mercy. However, a larger threat looms when a powerful figure from Kansai, Katsuta, comes to Tokyo, escalating the conflict to a new level of tension.

Set in an apartment building where many people are rumored to disappear one after another, the story begins when Maruko, a young delivery worker, accidentally discovers the secret of a suspicious resident. He and his older colleague Arakawa, who is an aspiring novelist, try to discover the resident's true identity. But in the end, the two got into an unexpected big incident.

Manami helps out at her family's beauty salon and runs the unsuccessful "50% Theater Company." One night, after missing a call from Nao, her sister, Manami later discovers that Nao died that very night. After getting into a conflict with her mother, Manami and a friend set out for Tokyo in order to collect Nao's things. There, through encounters and reunions with various people, Manami finally comes to face with herself.
